Who are we?
V&W Adviseurs is specialized in advising on mortgages for PhD candidates. (or other scientific personnel) at universities in the Netherlands. For years, we have been referred to by universities for PhD candidates and other scientific personnel. The most important reason is because our clients and universities experience the added value of our staff.

Can I buy a house as a PhD candidate?

Yes, PhD candidates can buy a house even though they do not have a permanent contract or even receive a declaration of intent for a permanent contract from the university.

On the one hand, there is a large group of PhD candidates who believe that they are not eligible for a mortgage because they do not have a permanent contract. This group continues to pay too much for the monthly rent of their home. Renting is more flexible, but much more expensive than buying, especially given the current historically low interest rates!

There are also PhD candidates who are already looking for a home to buy based on the idea that they have a good (educational) background and a good future perspective. In practice, it often turns out that PhD candidates (and postdocs) still have difficulty getting a mortgage. The reason is that a mortgage for PhD candidates does not fit within the standard norms of mortgage lenders. Another important reason is that many mortgage advisers do not know how the contracts of PhD candidates within universities are structured, and therefore cannot provide a good basis for your mortgage application. This is completely unnecessary!

Background information

Verreweg de meeste universiteiten geven promovendi geen intentieverklaring. De intentieverklaring houdt in dat uw werkgever verklaart dat hij voornemens is u een vast contract aan te bieden mits u gelijkblijvend blijft functioneren en de bedrijfsomstandigheden onveranderd blijven. Een hypotheek zonder intentieverklaring is niet onmogelijk, maar vergt meer expertise van de hypotheekadviseur en hangt uiteraard van uw persoonlijke situatie af.

Income in recent years

De eerste optie voor het verkrijgen van een hypotheek zonder intentieverklaring is dat de hypotheekadviseur kijkt naar het inkomen van de afgelopen jaren. Voor de hypotheek dient de hypotheekadviseur het gemiddelde inkomen van de afgelopen drie kalenderjaren te berekenen en je dient een werkgeversverklaring te kunnen overhandigen. Het gemiddelde inkomen is het inkomen dat voor de hypotheek meegenomen mag worden in de toetsing tot maximaal het jaarinkomen van het laatste kalenderjaar. Indien je een hypotheek zonder intentieverklaring wenst en het gemiddelde inkomen van de afgelopen jaren voldoende is volgens de hypotheeknorm, dan is het zelfs mogelijk in aanmerking te komen voor een hypotheek met Nationale Hypotheek Garantie (NHG). De praktijk is dat veel promovendi al in de eerste jaren een huis willen kopen en dus onvoldoende arbeidsverleden hebben waardoor de hypotheekaanvraag niet binnen de standaardnormering van de hypotheekverstrekker past.

In welke fase van het promotietraject zit je als promovendus? Hoe ziet de werkgeversverklaring of het arbeidscontract eruit (per universiteit verschillend)? Is er de Nederlandse of een buitenlandse nationaliteit? Hoe hoog is de studieschuld? Is er spaargeld? Is er een partner? Welke prijsklasse wil men kopen?

Kortom, wij zijn uitstekend op de hoogte van de mogelijkheden. Wij durven te beweren dat als wij een hypotheekaanvraag doen, dat wij (en jij dus ook) met 1-0 voorstaan bij de geldverstrekker. Ook bij hen hebben we een goede reputatie opgebouwd! Dus ook als hypotheekverstrekkers je hypotheekaanvraag geweigerd hebben, kunnen er wel degelijk mogelijkheden zijn bij andere geldverstrekkers voor het afsluiten van een hypotheek met goede (rente)condities.

Your first contact points

Colleagues: Sometimes it can already help to talk with your colleagues about the issue you are experiencing. This will help you judge the severity of it and can provide you with allies in taking further action.

Daily supervisor*: Naturally, your daily supervisor is the first contact point for all issues. They can help you determine the next steps. Of course, you may not feel comfortable discussing everything with your supervisor, or maybe your daily supervisor is involved in the issue. In these cases have a look at the other available contact points.

Promotor or Co-Supervisor*: Especially, in cases of issues with your daily supervisor, consider reaching out to your promotor or another member on the supervision team and ask for a one-on-one meeting. Maybe they can (temporarily) step-up and help you resolve the issue.If you have a conflict with your supervisor(s), you can also have a look at the PNN PhD supervisor conflict roadmap.

*Note that your annual review talk with your supervisory team is a good opportunity to address issues or suggestions for improvement.

National contact points

Labor unions: Organizations representing the interests of academic staff, offering support on employment-related matters, rights, and fair treatment.

NWO Scientific Integrity Desk: A specialized desk addressing scientific integrity concerns in projects related to or funded by the Dutch Research Council (NWO).

Netherlands Board of Research Integrity (LOWI): An independent body handling complaints related to scientific integrity, providing a platform for fair investigation. If you feel like the local scientific integrity committee at your institution did not handle a case correctly, the LOWI can be the next contact point.

Making a police report: In cases involving a criminal offense, please consider contacting local law enforcement to report incidents and seek assistance.
